What Is an FHA Cash-Out Refinance?

An FHA cash-out refinance replaces your current mortgage with a larger FHA loan and pays you the difference in cash — typically up to about 80% of the home’s value on a primary residence. Ryan & Steve size LTV, MIP, occupancy seasoning, and the new payment before you lock.

How FHA Cash-Out Works

You convert home equity into cash while moving into — or staying in — an FHA-insured first mortgage.

New FHA loan pays off the old one

The refinance clears your current mortgage (FHA or not). Remaining proceeds after costs and MIP go to you at closing.

Typical max around 80% LTV

FHA cash-out usually stops near 80% of appraised value — tighter than VA cash-out, often similar to conventional primary cash-out.

Full underwriting + appraisal

Credit, income, assets, occupancy, and an FHA appraisal with Minimum Property Requirements typically apply — unlike Streamline.

MIP still applies

Upfront MIP and annual MIP follow FHA rules on the new loan amount. We compare that cost against conventional cash-out when equity and credit support it.

Must be your primary residence

FHA cash-out is for owner-occupied 1–4 unit homes. Investment-only cash-out needs a different product.

Smart Ways to Use FHA Cash-Out

The best cash-out refinances improve your overall position — not just free up money this month.

  • Home repairs or improvements that add safety, function, or value
  • Consolidating higher-interest credit cards or personal loans
  • Major planned expenses with a clear repayment path
  • Paying off a non-FHA mortgage while accessing equity
  • Avoiding cash-out solely for short-term spending that erodes equity

Cash-Out vs Streamline

Pick cash-out for equity. Pick Streamline when you already have FHA and only want a better rate or payment.

  • Cash-out: equity access, full underwriting, appraisal required
  • Streamline: rate/payment focus, lighter docs, often no appraisal
  • Streamline cannot deliver meaningful cash from equity
  • Cash-out can start from FHA or a non-FHA first mortgage
  • We model both — plus conventional — so MIP and payment make sense

Cash-Out Checklist

Work through these steps with Ryan & Steve before you lock.

Step 1

Confirm occupancy & seasoning

FHA cash-out is for a primary residence. We verify how long you have lived there and whether seasoning rules are met.

Step 2

Estimate net proceeds

Appraisal value minus payoff, costs, and upfront MIP shows realistic cash at closing — usually within an 80% LTV cap.

Step 3

Underwrite the new payment

Credit, income, DTI, and MIP on the larger balance all have to work with your budget.

Step 4

Close and receive funds

Proceeds are typically disbursed after closing per investor and title rules.

Frequently Asked Questions

How much equity can I take out with FHA cash-out?

FHA cash-out is typically capped near 80% of the appraised value on a primary residence. Net proceeds depend on the appraisal, current payoff, closing costs, and upfront MIP. We size a realistic cash number before you apply.

Do I need an appraisal for FHA cash-out?

Yes. Unlike many FHA Streamline refinances, an FHA cash-out refinance requires a full appraisal and the property must meet FHA Minimum Property Requirements.

Can I cash out if my current loan is not FHA?

Yes. You can refinance a conventional, VA, USDA, or other mortgage into an FHA cash-out when you meet occupancy, credit, income, and LTV rules. FHA Streamline is FHA-to-FHA only — cash-out is more flexible on the loan you start with.

How is this different from FHA Streamline?

Streamline is built for rate or payment savings on an existing FHA loan, with less documentation and usually no meaningful cash-out. FHA cash-out uses full underwriting, requires an appraisal, and lets you pull equity as cash — with MIP and 80% LTV limits still in play.
