Homebuyer education is commonly required when you use a low-down-payment conventional loan — especially HomeReady or Home Possible with 3% down (LTV above 95%). Some down payment assistance and grant programs add their own counseling requirements on top.
At least one occupying borrower usually needs to finish the course and upload a completion certificate before clear-to-close. Most online courses take a few hours and can be completed on your schedule.
Not every loan requires education. Ryan and Steve confirm whether your specific program needs HomeView, CreditSmart, or another approved provider — so you only take the course your underwriter will accept.
