Real Estate Agent Dashboard

Your source for mortgage rates, local housing data, and tools that help you write stronger offers.

For Real Estate Agents

Rates, local data, and offer tools, all on one page.

Built for the way agents actually work. Check today's rates before a showing, run a buyer's payment while you are standing in the kitchen, price out a seller funded buydown before you write the offer, and confirm the concession maximums for the loan program in play. The county housing data below the rates is the same data we share with our financial planner partners, updated on the same schedule.

Mortgage payment calculator

The question every buyer asks at every showing. Enter the price and get the full monthly payment, principal and interest, taxes, insurance, HOA, and PMI when it applies.

$0

Estimated total monthly payment

Loan amount$0
Principal and interest$0
Taxes$0
Insurance$0
HOA$0
PMI$0

Estimates for illustration only, not a commitment to lend. Taxes and insurance vary by property. PMI estimate uses 0.55% of the loan amount per year and drops off the estimate at 20% down.

Temporary buydown calculator

A seller funded buydown is often the strongest concession you can negotiate. See the buyer's payment each year, the monthly savings, and exactly what the buydown costs the seller out of the concession.

$0

Total seller cost of the buydown (escrow deposit)

Full payment (principal and interest)$0

Payments shown are principal and interest only. The buydown fund is a seller concession and counts toward the program concession limits below. Actual buydown availability and pricing vary by program.

Seller concession maximums

The shortcut for offer writing. Pick the loan program, the down payment, and the price, and see the most the seller can contribute toward the buyer's closing costs, prepaids, and buydown.

$0

Maximum seller concession

Concession limit0%
Based on price$0

ProgramMaximum concessionNotes
Conventional3% / 6% / 9% by down paymentTiers are based on loan to value. Over 90% allows 3%, over 75% up to 90% allows 6%, and 75% or under allows 9%. Primary and second homes. Investment properties are more limited.
FHA6%Applies to interested party contributions toward costs and prepaids.
VA4%Seller concessions beyond normal closing costs are capped at 4% of the home's value. Normal closing costs the seller customarily pays do not count toward the 4%.
USDA6%Applies to seller contributions toward the buyer's costs.

These are the standard program guidelines most lenders follow. Lender overlays and guideline updates can change the numbers, so confirm the limit with us before you write it into an offer.

Seller net sheet

For the listing appointment and the offer review. Estimate what your seller actually walks away with at any price, with any offer.

$0

Estimated seller net proceeds

Sale price$0
Less mortgage payoff$0
Less commission$0
Less other closing costs$0
Less concession and credits$0

Estimate only. Actual proceeds depend on prorations, title and recording charges, lien payoffs, and the signed purchase agreement. This is not a closing disclosure.

Rate vs. price: what is a rate drop worth?

The negotiation shortcut. When a seller would rather cut price than fund a buydown, or a buyer is waiting for rates, this shows the price cut that equals a rate drop, payment for payment.

$0

Price cut that matches the rate drop, payment for payment

Payment at today's rate (P&I)$0
Payment after the drop (P&I)$0
Monthly savings from the drop$0
Price with the same payment at today's rate$0

Principal and interest only, 30 year term. A price cut also lowers the buyer's cash to close and property taxes over time, while a buydown keeps the seller's price intact. We are happy to run both structures on a live deal.

Property payment flyer generator

Enter a listing and get a clean, shareable flyer that shows buyers what the home could cost per month under each major loan program, FHA, conventional, VA, USDA, with your name on it. Print it for the kitchen counter, text it to a buyer, or drop it in a listing packet.

Pull up the listing to grab its lead photo: Realtor.com · Zillow. Open the listing, copy the main photo link or save the photo, then paste or upload it here and it tops the flyer.

Rates are assumptions you enter, not a rate quote. Program fees use current standard figures, FHA upfront and annual mortgage insurance, the VA funding fee at first use, and the USDA guarantee fees. Down payment assistance, including Hoosier Homes at up to 4% of the price (5% in targeted areas), can change the cash a buyer needs, so call us for a DPA version of any flyer.

Offer comparison calculator

Put up to three offers side by side and show your seller what each one is really worth after concessions and costs, along with the financing and contingency details that decide how clean the deal is.

Offer A
Offer B
Offer C
Estimated seller net, best offer marked

Net equals price, minus commission, concessions, other seller costs, and any loan payoff you entered. Financing notes are general guidance: government loans carry property condition standards and appraisal rules that can add time or repairs, and USDA timelines often run longer. A lower net with clean terms can be the better deal, which is exactly what this comparison is for.

Seller concession and buydown optimizer

Your seller has a fixed pot of money to work with. Before anyone cuts the price, compare what that same pot does as a price reduction, a closing cost credit, permanent discount points, or a temporary buydown.

The points row assumes each point, 1% of the loan amount, buys the rate cut you set. Real point pricing moves daily, so treat that row as a planning estimate and call us for live point pricing on a real deal.

$0
Buyer payment at full price and the note rate

A price cut helps a little every month for the life of the loan and reduces the buyer down payment. A buydown concentrates the help in the first years, where buyers feel it most. A closing cost credit does not change the payment at all, it reduces the cash the buyer needs to bring, which is what kills many deals.

Property eligibility and research

Run a property before you spend days on a deal. This checks the FEMA flood zone live, points you to the official USDA eligibility map with the address ready to paste, and flags the property issues that most often slow down a government backed loan.

Flood zone results come from the FEMA National Flood Hazard Layer. USDA eligibility is set by the official USDA map only, this tool gets you there fast and flags the rest.

Flags worth checking on any government backed deal

  • Flood zone. A home in a special flood hazard area, zones A, AE, and similar, needs flood insurance on a federally backed loan, and that payment can change whether the buyer still qualifies.
  • Manufactured homes. Must be permanently affixed to a foundation, and most programs have age and title rules. Confirm before you market one as FHA, VA, or USDA eligible.
  • Income producing property. A working farm or a property with farm income buildings can fail USDA rules even when the address qualifies. USDA is for homes, not farm operations.
  • Acreage and value balance. Very large acreage where the land outvalues the home draws extra appraisal scrutiny on every program.
  • Condition items. Peeling paint on older homes, missing handrails, well and septic questions, and roof life all surface on FHA, VA, and USDA appraisals. Walking the property with these in mind saves a repair round later.
  • Condos. FHA and VA need project eligibility. Check the project before you write, our team can run it in minutes.
