Fix and Flip Calculator
Price the rehab, the cash you need, and the return before you write the offer. Every number updates as you type.
Property and Project
Costs and Financing (editable assumptions)
Estimated Rate8.99%
An editable planning assumption, not a quoted rate. Change it to match the financing you are considering and every figure recalculates.
Estimated Acquisition Cost$76,953
Quick closing costs are estimated at 3.8% of the loan amount plus upfront homeowners insurance and property taxes. Switch to the itemized estimate to adjust the pieces.
Property taxes start at 1.25% of the purchase price and stay yours to edit. Insurance and taxes are counted here once, at closing, not again as monthly holding costs.
Holding Costs and Contingency$21,687
Estimated Selling Costs$39,000
Important: this calculator is a planning tool, not a loan quote. It estimates costs and returns from the numbers you enter, and the prefilled rate, fees, and loan limits are editable assumptions, not an advertised rate, an offer, or a commitment to lend. Financing is subject to property type, location, underwriting, and lender approval. For a real quote on a specific deal, talk with our team.

Each scenario reruns the same deal with the same financing logic. A planning aid, not a guarantee.
Calculation assumptions and limitations
1. The loan is interest only with monthly payments, sized at up to 90% of total project cost (purchase plus renovation), capped at 75% of ARV. Interest starts at closing.
2. Interest is calculated on the full loan balance. No draw schedule is built in, so interest during an early renovation draw period may be overstated.
3. The quick acquisition estimate is 3.8% of the loan amount plus upfront insurance and taxes. The itemized estimate uses the line items shown, with lender points at 2.5% of the loan.
4. Holding costs are interest, utilities, and maintenance. The renovation contingency joins the totals only when you choose to count it.
5. Results update live as you change inputs. Everything here is an estimate, not an offer or a guarantee of financing. Terms vary by lender, property, timing, and your individual facts.
