Can Non-Occupying Co-Borrowers or Co-Signers Be on the Loan?

Non-occupying co-borrowers may be allowed depending on the underlying first mortgage program guidelines.

Depends on Your Loan Type

Hoosier Homes follows the co-borrower rules of the first mortgage it's paired with:

  • ✓FHA: Non-occupying co-borrowers are generally allowed
  • ✓Conventional (HFA): Follows Fannie Mae/Freddie Mac guidelines
  • ✓VA/USDA: More restrictive — check with us for your situation

The occupying borrower must still meet all Hoosier Homes eligibility requirements including income limits and the primary residence commitment.
