Targeted Area Benefit

1. Approved county

The property must be in one of the 26 approved Indiana counties.

2. Targeted Area census tract

The specific address must fall within a designated Targeted Area — typically defined at the census tract level, not the whole county.

Bonus: Income limits waived

Properties in Targeted Areas also qualify to have standard program income limits waived — opening the door for higher-earning buyers.

In targeted areas, Hoosier Homes increases the maximum assistance from 4% to 5% of your first mortgage loan amount.

Targeted areas are specific counties or census tracts designated by the program. These are typically areas the program aims to stimulate with additional homebuyer support.

The higher assistance amount follows the same terms: 0% interest, no monthly payments, forgiven over 7 years with continuous primary residence occupancy.

To find out if your purchase is in a targeted area, ask your participating lender — they can check the current targeted area designations.
