DSCR Guide

Is a DSCR Loan Right for Me?

DSCR fits investors who qualify on rental cash flow — not personal W-2s. See when it beats conventional or Non-QM, and when another path is smarter.

Qualify on the Property — Not Your Tax Return

DSCR loans underwrite investment properties on rent ÷ PITIA. That makes them a strong fit for self-employed investors, high personal DTI borrowers, and portfolio builders who want to close in an LLC without dragging personal income through underwriting.

They are not for primary residences, deals with weak rent coverage, or borrowers with very thin credit and cash who cannot meet down payment and reserve minimums.

Program fit depends on your deal, credit, and cash — guidelines vary by investor.

Good Fit vs. Poor Fit

Start with whether the property and your profile align — not whether DSCR sounds convenient.

Self-employed or complex income

When tax returns understate cash flow but the rental cash-flows, DSCR skips personal income docs entirely.

High personal DTI

Scaling rentals while carrying other debt? DSCR does not stack personal housing ratios the way conventional investment does.

LLC or entity closing

Many DSCR programs allow vesting in an LLC — useful for liability and portfolio structure.

Primary residence purchase

DSCR is investment-only. Owner-occupied deals need conventional, FHA, VA, or USDA paths.

Weak rent coverage

If rent barely covers PITIA, DSCR may not clear — or may require much more down to improve the ratio.

Very thin credit or cash

Borderline credit with no reserves rarely works on any investor program. Strengthen the file or wait.

Compare Your Options

The right product depends on where your strength sits — personal income or property income.

1

DSCR

Qualify on rental cash flow. Higher rate than conventional but skips personal income docs. Best when the property is the story.

2

Conventional investment

Lower rates when W-2 or tax-return income is strong and DTI is clean. Requires full personal income documentation.

3

Bank statement Non-QM

Qualify on personal deposits when cash flow is strong but tax returns are low. Property still must make sense — but DSCR ratio is not the primary test.

4

Decision framework

Run DSCR on the deal first. If it clears, compare DSCR pricing vs. conventional or bank statement on your personal profile.

Example: Indiana Investor Decision

A self-employed contractor buying a $260,000 rental with $2,050/month rent and a 1.18 DSCR may not qualify on tax returns for conventional investment — but clears DSCR at 75% LTV with 700+ credit and six months of reserves.

A W-2 nurse with low DTI on the same property might get a better rate on conventional. We run both paths side by side so you pick the cheaper long-term option.

Quick decision checklist

  • 1. Is this an investment property (not primary)?
  • 2. Does rent ÷ PITIA clear ~1.0–1.25+?
  • 3. Are personal income docs weak or strong?
  • 4. Do you have down payment plus reserves?
  • 5. Compare DSCR vs. conventional vs. Non-QM

Frequently Asked Questions

Is a DSCR loan right for me?

DSCR fits investors who qualify on rental cash flow — especially self-employed borrowers, high-DTI W-2 earners scaling a portfolio, or LLC buyers. It is not for primary residences or deals with weak rent coverage.

When does conventional investment financing beat DSCR?

If you have strong documented income, low DTI, and the property fits agency investment guidelines, conventional may offer lower rates. DSCR wins when personal income docs are messy or you want to skip them.

How does DSCR compare to bank statement Non-QM?

Bank statement programs qualify on personal deposits. DSCR qualifies on property rent. Choose DSCR when the rental cash-flows cleanly; choose bank statement when personal cash flow is strong but tax returns understate income.

What minimum DSCR do I need for it to make sense?

Most investors require roughly 1.0–1.25+ DSCR depending on program. If rent barely covers PITIA, DSCR may not be viable — or may require more down to improve the ratio.
