Are There Income Limits to Qualify for Luminate PATH?

Luminate PATH itself has no stated income limit — but if your first mortgage is PATH USDA, USDA household income rules still apply. PATH FHA first mortgages do not add a PATH-specific income cap beyond standard FHA and AUS guidelines.

No PATH-Specific Income Cap

Unlike many state DPA programs, Luminate PATH does not publish a standalone household income limit for the assistance layer. That makes PATH accessible to a wider range of buyers when the property and first mortgage qualify.

PATH also has no maximum asset limit and no minimum borrower contribution — universal rules that apply to all six PATH product combinations.

Ryan and Steve still run your file through automated underwriting on the first mortgage, which evaluates income, debts, and reserves against FHA or USDA guidelines.

When USDA Income Rules Apply

Choosing PATH USDA as your first mortgage means USDA eligibility overlays are in play — PATH does not waive them.

Household income calculation

USDA counts income from all adult household members — not just borrowers on the note. Ryan and Steve calculate household income against USDA limits for your county and household size before you commit to a PATH USDA file.

Why PATH FHA may fit better

If household income exceeds USDA limits, PATH FHA may be the better first-mortgage pairing — still with no PATH-specific income cap, and the same four second-lien assistance options available.

Income vs Other PATH Eligibility Factors

Even without a PATH income limit, your file must still meet credit floors (640 forgivable · 660 repayable), occupancy rules (owner-occupied primary only), and property eligibility. DPA is based on the lower of the sales price or appraised value.

If payment shock exceeds 100% — or the borrower lives rent-free — 2 months of reserves are required. Gift funds cannot be used to meet the reserve requirement.

Get Pre-Approved — Know Your PATH Income Picture

Ryan & Steve will screen PATH FHA vs USDA and confirm whether household income fits your chosen first mortgage.

Luminate Path programs are subject to borrower qualification, property eligibility, and lender approval. Rates, terms, and program availability may change without notice and are not available in all states. This page is educational — your scenario is underwritten against current guidelines.
