Yes — every HECM requires an FHA appraisal. The value it establishes directly affects your principal limit and net proceeds.
An FHA-approved appraiser determines your home’s market value and checks the property against HUD Minimum Property Standards. That appraised value — subject to the FHA maximum claim amount — is a core input in your principal limit calculation.
If the appraisal flags safety or habitability issues — roof damage, peeling paint, faulty wiring, or other MPS violations — repairs may be required before closing or funded through a repair set-aside that reduces your available proceeds.
