When the last borrower passes away, a reverse mortgage typically becomes due and payable. Heirs can sell, refinance, or pay off the balance. FHA-insured HECMs include non-recourse protections, and eligible Non-Borrowing Spouses may have rights to remain in the home.
A HECM reverse mortgage is designed to be repaid when the last borrower no longer occupies the home as a primary residence — including when they pass away. At that point, the loan servicer is notified and the balance becomes due. Interest and mortgage insurance premiums stop accruing once the loan is paid in full.
Heirs are not automatically on the hook for the full balance out of pocket. They typically choose among selling the home, refinancing into a traditional mortgage, or paying off the loan with other assets. FHA-insured HECMs are non-recourse: heirs generally owe no more than the home's appraised value at payoff (or 95% in certain heir-payoff scenarios).
If a Non-Borrowing Spouse was properly designated at closing and meets program requirements, they may remain in the home after the borrowing spouse dies — deferring payoff until they also pass away or permanently leave.
