Underwriters look at income eligibility first. Your household income is compared to the Area Median Income chart for the county where the home sits — not where you currently live. Limits also adjust by household size.
Next come occupancy, credit, and property type. Home Possible requires a primary residence (1–4 units), competitive conventional credit, and a property that meets Freddie Mac eligibility. Manufactured homes and condos can work when project and property guidelines are met.
