Non-Occupant Co-Borrowers
Yes — Home Possible® allows non-occupant co-borrowers. A parent or other co-borrower can help you qualify while you occupy the home as your primary residence.
A non-occupant co-borrower is on the loan application, credit report, and note — but will not live in the property. Their income and credit can strengthen debt-to-income and approval odds for the occupying buyer.
Home Possible still requires the home to be the occupying borrower’s primary residence. The co-borrower is helping finance the purchase, not converting the deal into a second home or investment property for themselves.
Ryan and Steve model both structures — co-borrower vs gift funds — so families choose the path that protects credit, cash, and long-term ownership goals.
Being on the loan is a bigger commitment than writing a gift check.
