Home Possible Guide

Is the Freddie Mac Home Possible® Program the Right Mortgage for Me?

Home Possible® is a strong fit when you need a low down payment, fit the AMI income limit, and want cancellable PMI — but the right mortgage is the one that clears underwriting and costs less over your real timeline.

Start With Fit — Not Just Availability

Home Possible is right for many Indiana buyers because it offers as little as 3% down, conventional pricing, cancellable PMI, and flexible income tools like boarder rent and non-occupant co-borrowers.

Ask four questions: Is my household income at or below ~80% AMI? Do I need low down payment help? Will I occupy as my primary residence? Does cancellable PMI beat FHA MIP for how long I plan to keep the home?

Ryan and Steve run those questions against your county AMI, credit, cash to close, and hold period — then recommend Home Possible, HomeReady, FHA, standard conventional, or a stacked grant path.

When Home Possible Is Usually Right

These are the patterns we see most often on winning Home Possible files.

Low cash, solid conventional credit

You can put 3% down, credit supports conventional pricing, and you prefer PMI that can cancel after equity instead of long-term FHA MIP.

Under the AMI cap

Household income fits the county limit — the gatekeeper that decides whether Home Possible is even available.

Flexible income story

Boarder rent, overtime, or a non-occupant co-borrower helps DTI in ways that may not work as cleanly on other programs.

Grant stacking opportunity

VLIP or other DPA can lower cash to close further when first-time and income rules align — we check stacking early.

When Another Path May Be Better

Home Possible is powerful — it is not automatic for every buyer.

If this is true…Consider instead
Income is above Home Possible AMIStandard conventional, FHA, or HomeReady (check that program’s limits).
Credit is thinner than conventional comfortFHA may clear more easily — we still quote Home Possible if close.
HomeReady prices or underwrites betterUse HomeReady — same mission, different GSE. We quote both.
You already have 20% downStandard conventional without PMI may be simpler and cheaper.
You will not occupy the homeInvestment / DSCR programs — Home Possible requires primary residence.

Frequently Asked Questions

Is Home Possible the right mortgage for me?

Home Possible is often right when you need a low down payment, your household income fits the AMI limit, credit supports conventional pricing, and you want PMI that can cancel — especially versus FHA MIP that may last for the life of the loan.

When should I choose FHA instead?

When income is above Home Possible AMI limits, credit is thinner than conventional comfort, or FHA is the only path that clears debt-to-income. We quote both before you decide.

Should I choose HomeReady instead?

Maybe. Home Possible (Freddie Mac) and HomeReady (Fannie Mae) are close cousins. We quote both and pick the clearer underwriting path and better price for your file that day.

Can Ryan and Steve tell me in one call?

Yes. With a target price, county, household income, credit range, and down payment plan, we can usually say whether Home Possible, HomeReady, FHA, standard conventional, or a stacked DPA path is cleaner.

Not Sure If Home Possible Fits?

Ryan & Steve will check your AMI eligibility, compare Home Possible vs HomeReady vs FHA, and tell you which path clears underwriting with the lower long-term cost.
