HomeReady Guide

Can Non-Occupant Co-Borrowers Be Used on a HomeReady® Loan?

Yes — HomeReady® allows non-occupant co-borrowers. A parent or other co-borrower can help you qualify while you occupy the home as your primary residence.

How Non-Occupant Co-Borrowers Work

A non-occupant co-borrower is on the loan application, credit report, and note — but will not live in the property. Their income and credit can strengthen debt-to-income and approval odds for the occupying buyer.

HomeReady still requires the home to be the occupying borrower’s primary residence. The co-borrower is helping finance the purchase, not converting the deal into a second home or investment property for themselves.

Ryan and Steve model both structures — co-borrower vs gift funds — so families choose the path that protects credit, cash, and long-term ownership goals.

What Families Should Plan For

Being on the loan is a bigger commitment than writing a gift check.

Credit impact

The mortgage appears on the co-borrower’s credit and counts toward their debt load for future borrowing.

Income documentation

W-2s, pay stubs, tax returns, and assets for every borrower on the loan — including the non-occupant.

AMI eligibility

Program income limits focus on the occupying household. We confirm how non-occupant income is treated so you stay HomeReady-eligible.

Exit strategy

Removing a co-borrower later usually means a refinance. Plan that timeline before anyone signs.

Co-Borrower vs Gift Funds vs Boarder Income

Three different ways family support shows up on a HomeReady file.

Support typeBest when
Non-occupant co-borrowerYou need income/credit strength and family is willing to be on the loan.
Gift fundsYou mainly need cash for down payment or closing costs — not DTI help.
Boarder incomeSomeone will live with you and pay documented rent after closing.
Stacked approachSome files use gift funds plus a co-borrower — layered carefully.

Frequently Asked Questions

Can non-occupant co-borrowers be used on HomeReady?

Yes. HomeReady allows non-occupant co-borrowers — people on the loan who will not live in the home — subject to Fannie Mae guidelines and underwriting review.

Whose income counts toward the AMI limit?

HomeReady income limits generally focus on the occupying borrowers’ household income for AMI eligibility. Non-occupant income can help qualify the loan but is treated carefully for program eligibility — we confirm the exact split on your file.

Does a co-signer have to be a relative?

Many non-occupant co-borrowers are parents or relatives, but eligibility depends on credit, income documentation, and program rules — not just relationship. We confirm what your lender overlay allows.

Is a non-occupant co-borrower the same as a gift donor?

No. A gift donor gives money and is not on the loan. A non-occupant co-borrower is on the note and mortgage and shares repayment responsibility.

Thinking About Adding a Co-Borrower?

Ryan & Steve will compare co-borrower, gift, and boarder-income structures before anyone commits to the loan.
