Do repeat buyers qualify for HomeReady?
Yes. HomeReady is not limited to first-time buyers. Repeat buyers can use the program when household income, occupancy, and credit guidelines are met.
HomeReady® is built for income-eligible buyers purchasing or refinancing a primary residence — typically with household income at or below 80% of Area Median Income for the property location.
Underwriters look at income eligibility first. Your household income is compared to the Area Median Income chart for the county where the home sits — not where you currently live. Limits also adjust by household size.
Next come occupancy, credit, and property type. HomeReady requires a primary residence (1–4 units), competitive conventional credit, and a property that meets Fannie Mae eligibility. Manufactured homes and condos can work when project and property guidelines are met.
Ryan and Steve run your numbers against current Fannie Mae AMI charts and Luminate overlays so you know before you shop — not after you have an accepted offer.
Common borrower profiles we pre-approve for HomeReady through Luminate Bank.
Steady employment and household income under the local AMI cap — often stronger pricing than FHA when credit supports it.
HomeReady is open to both. First-time buyers may also unlock VLIP grants and homebuyer education pathways.
Boarder income, ADU rent, overtime, part-time pay, or a non-occupant co-borrower can strengthen qualifying income.
Households that prefer conventional PMI they can cancel with equity instead of life-of-loan FHA MIP.

AMI is based on the property county
Your income is measured against the Area Median Income for where you are buying — not your current ZIP. Crossing a county line can change eligibility overnight.
Homebuyer education over 95% LTV
When you put less than 5% down, a Fannie Mae–approved homebuyer education course is typically required. We assign the course early so it never delays closing.

Yes. A parent or relative who will not live in the home can often help you qualify while you occupy as your primary residence — subject to underwriting and LTV rules.
If household income exceeds the HomeReady AMI cap for your county, we compare standard conventional, FHA, Home Possible, and down payment assistance so you still have a workable path.
