How Can I Cancel PMI on a HomeReady® Loan?

HomeReady® PMI is cancellable. Request removal once you reach about 20% equity, or wait for automatic termination at 78% of the original value on a qualifying amortization path.

Two Paths to Ending HomeReady PMI

Because HomeReady is a conventional Fannie Mae loan, private mortgage insurance follows the same cancel rules as other conventional mortgages — not FHA’s often lifetime MIP structure.

Borrower-requested cancellation is typically available at 80% LTV when payment history and other servicer conditions are met. Automatic termination is required at 78% of the original value on the scheduled amortization path when remaining conditions are satisfied.

Ryan and Steve help you track LTV, decide whether an appraisal-based cancel is worth the cost, and confirm the request with your servicer so PMI does not linger after you have earned the right to remove it.

Steps to Request PMI Cancellation

A clean cancel request prevents months of unnecessary premium.

Confirm your LTV

Use your original value plus principal paid — or order a current appraisal if appreciation may get you to 20% equity sooner.

Check servicer rules

Most require on-time payments for a lookback period and no other disqualifying delinquencies before approving a borrower-requested cancel.

Submit the request

Contact the servicer in writing (or through their portal), attach any appraisal if required, and keep confirmation of the cancel effective date.

Verify escrow change

After approval, confirm the next payment drops PMI and that escrow is recalculated correctly so you do not overpay.

Frequently Asked Questions

When can I cancel PMI on a HomeReady loan?

Borrowers can typically request PMI cancellation once the loan reaches 80% LTV based on the original value (or a qualifying current appraisal path). Automatic termination is generally required at 78% of the original value on a scheduled amortization path when other conditions are met.

Do I have to wait for automatic cancellation?

No. If you have built 20% equity and meet payment-history and other servicer requirements, you can usually request cancellation earlier than the automatic 78% milestone.

Does HomeReady PMI cancel differently than other conventional loans?

No — HomeReady uses the same cancellable PMI framework as other Fannie Mae conventional loans. The advantage versus many FHA loans is that PMI is designed to come off once equity thresholds are met.

Can rising home values help me cancel sooner?

Often yes. A current appraisal that documents enough equity can support a borrower-requested cancel before scheduled amortization alone would get you there — subject to servicer rules and costs.
