Is an Appraisal Required for a HomeStyle® Renovation Loan?

Yes — HomeStyle underwriting hinges on an after-improved appraisal that supports purchase (or refinance) plus rehab against the home you will create. Clear contractor bids and a realistic scope keep that valuation fundable.

What the Appraiser Reviews

Four inputs that drive after-improved value on a HomeStyle file.

01

As-is condition

Current property condition, comps, and any safety or marketability issues that affect today's value.

02

Approved scope

Line-item contractor bids and plans that describe exactly what will change before final inspection.

03

After-improved value

Projected market value once renovations finish — the primary basis for HomeStyle loan sizing.

04

Market support

Whether local comps support the finished product at the price your loan assumes.

Why After-Improved Value Matters

HomeStyle lets you borrow against the finished home — not only the fixer as it sits today. That means purchase price plus eligible rehab can fit conventional LTV limits when the appraiser agrees the completed work will support the number.

Vague allowances, missing permits, or luxury items without market support are the fastest way to a low appraisal. Match every financed dollar to a bid the appraiser can value.

Ryan and Steve package your bids before the appraisal order so the scope, comps story, and loan amount stay aligned from offer to closing.

What Strengthens vs. Weakens the Appraisal

Detailed line-item bids

Appraisers can assign value to specific upgrades — kitchens, roofs, HVAC — instead of guessing from a lump sum.

Realistic finishes for the neighborhood

Over-improving beyond local comps can leave after-improved value short of your plan.

Incomplete or conflicting scopes

Two contractors describing different work creates appraisal and underwriting delays.

Skipping as-is repairs that affect marketability

Safety or structural issues still matter even when you plan a full remodel.

Frequently Asked Questions

Is an appraisal always required for HomeStyle?

Yes in almost every purchase and refinance HomeStyle file. The lender needs a licensed appraisal that supports both the as-is condition and — critically — the after-improved value used to size your loan and renovation escrow.

What is an after-improved appraisal?

The appraiser values the home as if the approved renovations are complete, using your contractor bids and scope. Loan-to-value is usually calculated against that projected value (subject to program caps), not only today's as-is price.

Do I need a second appraisal when work finishes?

Often a final inspection or completion certificate confirms the work matches the plan. A full second appraisal is not always required, but the lender may order one if scope changed or value needs reconfirmation.

What if the after-improved value comes in low?

You may need to reduce rehab scope, increase down payment, renegotiate purchase price, or bring cash to cover the gap. Ryan and Steve review bid packages before the appraisal so surprises are less likely.
