HomeStyle often allows higher-end finishes and upgrades that FHA 203(k) may restrict — including swimming pools when supported by the after-improved appraisal. The key is whether the improvement adds appraised value and fits market norms for the property.
HomeStyle is a conventional product — underwriters expect improvements to be consistent with the neighborhood and supported by the after-improved appraisal. Premium materials are not automatically disqualified the way they often are on FHA Limited 203(k) cosmetic caps.
Examples that frequently pass when part of a balanced scope: custom cabinetry, stone surfaces, high-quality fixtures, designer tile, and upgraded appliances built into the kitchen. The appraiser must see value in the finished product.
FHA 203(k) follows HUD rules that cap cosmetic spending on Limited 203(k) and restrict many recreational items entirely. HomeStyle follows Fannie Mae conventional renovation guidelines — broader scope including swimming pools, consultant required only in AK/CA/HI/NY, and more room for market-appropriate upgrades.
That does not mean unlimited spending. LTV still caps total borrowing, and the appraiser will not support finishes far above neighborhood norms. Ryan and Steve align your bid with comparable sales so the luxury line items survive underwriting.
