Luminate Path Guide

Is There a Maximum Debt-to-Income (DTI) Ratio Limit?

PATH does not publish a single fixed DTI ceiling. Maximum debt-to-income is determined by automated underwriting (AUS) on both PATH FHA and PATH USDA first mortgages. Your approval path depends on the full credit, income, and liability picture the AUS evaluates.

How PATH DTI Is Set

PATH FHA

AUS-driven maximum

Maximum DTI is determined by automated underwriting. Stronger credit and residual capacity can support higher ratios; thinner files may need lower DTI or compensating factors.

PATH USDA

AUS-driven maximum

Same approach on PATH USDA — DTI is set by AUS, while USDA household income and property eligibility overlays still apply on top of PATH rules.

If AUS Does Not Clear Your Ratio

When automated underwriting does not approve the file, manual underwriting may be available with forgivable assistance, subject to FHA or USDA guidelines. Repayable assistance paths still need to clear the AUS DTI framework that applies to that product.

Ryan and Steve also watch payment shock. If payment shock exceeds 100% — or you live rent-free — PATH requires two months of reserves, and gift funds cannot meet that reserve requirement.

A quick pre-approval run is the fastest way to see whether your current debts and proposed payment fit within an AUS-approvable DTI.
