How Does VA Entitlement Work?

Entitlement is the VA’s guaranty behind your loan — not a cash grant. Full, partial, and bonus entitlement decide whether you can buy with $0 down and how large the loan can be.

Entitlement Types That Matter

Your COE and prior loan history place you in one of these buckets.

Full entitlement

You have not used the benefit, or prior entitlement was restored. Lenders can typically finance 100% of a purchase up to the conforming loan limit with $0 down (subject to credit, residual income, and appraisal).

Partial entitlement

A prior VA loan still charges entitlement. Purchase price and remaining guaranty decide whether you need a down payment to keep the VA guaranty percentage whole.

Bonus entitlement

Additional guaranty that can support loans above basic entitlement — especially useful in higher-priced counties. Run the numbers before you write an offer.

One-time restoration

In limited cases you may restore entitlement without selling, subject to VA rules. We verify eligibility before relying on it in a pre-approval.

Not the same as a loan limit

Entitlement is guaranty math. Your actual max loan also depends on income, residual income, credit overlays, and the appraised value.

When Partial Entitlement Changes Cash

Keeping a VA loan on a prior home — or not restoring after a sale — can shrink remaining guaranty. That is when $0 down may no longer cover the full purchase.

  • Pull the COE first — never guess remaining entitlement from memory
  • Compare purchase price to remaining guaranty and county limits
  • Model a down payment if needed to keep the file VA-eligible
  • Ask about restoration after sale or refinance before you shop
  • Use our bonus entitlement calculator for higher-priced targets

What We Check With You

Entitlement is only one line on a VA pre-approval.

  • COE remaining entitlement and prior loan charges
  • Target purchase price vs. county conforming limit
  • Whether bonus entitlement is needed for the price point
  • Funding fee first-use vs. subsequent-use percentage
  • Residual income and credit overlays for the payment

Frequently Asked Questions

How does VA entitlement work?

Entitlement is the amount of loan guaranty the VA assigns to you. Full (unused) entitlement typically supports $0 down up to the conforming loan limit. Partial entitlement — after a prior VA loan — may require a down payment depending on the purchase price and remaining guaranty.

What is bonus entitlement?

Bonus (or “tier 2”) entitlement is additional guaranty that can support larger loan amounts above the basic entitlement amount. Our VA Bonus Entitlement Calculator shows how purchase price, county limits, and remaining entitlement interact.

Can I restore my entitlement?

Often yes — after you sell the home and pay off the VA loan, or in some one-time restoration situations. Your COE and prior loan history determine the path. We review that before you shop.

Do I need entitlement for a refinance?

IRRRLs (VA streamline) and cash-out refinances still use entitlement rules. Cash-out typically requires enough remaining or restored entitlement; IRRRLs have their own seasoning and occupancy rules.
