FHA 203(k) Limited finances existing properties you will occupy as a primary residence — attached or detached single-family homes, 2–4 units, multiwide manufactured homes, and mixed-use properties where eligible. Second homes and investment properties are not allowed on Limited 203(k).
Eligibility always depends on FHA property standards, appraisal, and — for condos — project approval.
FHA 203(k) is an owner-occupant program. Investment-only and second-home rehabs usually need HomeStyle or another product.
