FHA 203(k) Guide

Who Qualifies for an FHA 203(k) Loan?

FHA 203(k) qualification follows FHA underwriting — credit, income, assets, and primary-residence occupancy — plus renovation-specific requirements like contractor bids, Limited vs Standard path selection, and a completable scope of work.

The Five Qualification Pillars

Underwriters evaluate the borrower and the renovation plan together — weak credit or an unrealistic scope can stop a file even when the property itself qualifies.

Credit & history

FHA minimums apply — often 580+ for 3.5% down. Recent bankruptcies or foreclosures follow FHA waiting periods. Lender overlays may set a higher floor for 203(k).

Income & DTI

Stable employment or documented self-employment income must support the fully amortizing payment including taxes, insurance, and MIP. FHA DTI is often more flexible than conventional.

Down payment & gifts

As little as 3.5% down with qualifying credit. Gift funds from eligible donors are commonly allowed for FHA — properly documented.

LTV on after-improved value

Total loan (acquisition + rehab) must fit within FHA maximum LTV on the after-improved appraisal and current county loan limits.

Renovation feasibility

Licensed contractor bids, a realistic timeline, and — for Standard — a HUD consultant package must support the after-improved appraisal.

Occupancy Rules

FHA 203(k) is built for owner-occupants. Intended use drives eligibility more than on HomeStyle.

  • Primary residence

Required for typical 203(k) files — you must occupy the home (or one unit of a 2–4 unit) as your main residence.

  • Multi-unit owner-occupied

Duplex, triplex, and fourplex purchases can work when you live in one unit and meet FHA multi-unit guidelines.

  • Not for pure investment

Non-owner-occupied investment flips generally need HomeStyle, DSCR, or another product — not standard FHA 203(k).

How We Qualify You Before You Write the Offer

Ryan and Steve front-load the renovation review so you know whether FHA 203(k) clears before you commit to a rehab-heavy contract.

Step 1

Pull credit early

Confirm score, tradelines, and any items that need seasoning before FHA approval.

Step 2

Choose Limited vs Standard

Match your scope to the right 203(k) path — Limited caps total rehab at $75,000 with no consultant; Standard for structural work.

Step 3

Model after-improved LTV

Compare purchase price plus bids against projected value and FHA loan limits.

Step 4

Compare programs

Run the same property against HomeStyle if credit and occupancy suggest conventional rehab may win.

Frequently Asked Questions

What credit score do I need for FHA 203(k)?

Credit is per AUS for both delegated and non-delegated files — there is no separate renovation score. Many FHA 203(k) files start around 580 for maximum financing (3.5% down), with 500–579 sometimes possible at higher down payment when lender overlays allow. Ryan and Steve pull your actual profile before quoting a minimum.

How much down payment is required?

FHA typically allows 3.5% down with qualifying credit. On both Standard and Limited 203(k), purchase LTV is capped at 96.5% of after-repair value and rate/term refinance at 97.75%. Minimum loan amount is $100,000. Down payment is calculated on the total acquisition cost including eligible renovations — not just the purchase price.

Can I qualify with high DTI?

FHA often allows higher debt-to-income ratios than conventional when compensating factors are strong — frequently up to about 50% with automated underwriting approval. The full payment including rehab-related mortgage amount is used in DTI.

Does FHA 203(k) have income limits?

No AMI income caps like HomeReady or Home Possible. You must still document stable income that supports the payment, and the property must be your primary residence.
