Home Possible Freddie Mac CHOICERenovation®
First-Time Buyer?
No. Home Possible® Freddie Mac CHOICERenovation® is not limited to first-time buyers. Repeat buyers can purchase or refinance a primary residence, finance renovations into one mortgage, and still access as little as 3% down when AMI, LPA Accept, and Home Possible guidelines are met.
A common myth is that any Home Possible product is only for buyers who have never owned a home. Freddie Mac designed Home Possible around income eligibility — generally based on the property's Area Median Income, with exceptions in designated underserved areas — not first-time status. Pairing it with Freddie Mac CHOICERenovation® does not change that rule.
If you previously owned a home, sold, or still own another property, you may still qualify for Home Possible Freddie Mac CHOICERenovation® on a primary-residence purchase or no-cash-out refinance when income, occupancy, and LPA Accept requirements are met. The 3% down feature remains available to eligible repeat buyers.
Ryan and Steve separate program eligibility from grant eligibility so you know which benefits require first-time status — and which do not — before you write a rehab-heavy offer.
Home Possible Freddie Mac CHOICERenovation® itself does not require it — but education and stacked programs often do.
