Home Possible Freddie Mac CHOICERenovation® Guide

Who Qualifies for a Home Possible® Freddie Mac CHOICERenovation® Loan?

Qualification layers Home Possible affordable-housing rules on top of Freddie Mac CHOICERenovation® renovation underwriting — primary-residence only, LPA Accept required, income generally within AMI limits, plus conventional credit, assets, and a feasible renovation plan sized on after-improved value.

The Five Qualification Pillars

Underwriters evaluate the borrower, Home Possible AMI eligibility, and the renovation plan together.

Home Possible income limits

Qualifying income is generally capped based on Area Median Income for the property location, unless the home sits in a designated underserved area without an income cap.

Credit & LPA Accept

Conventional credit standards apply — typically 620+ for many lenders. Loan Product Advisor must return Accept; manual underwriting is not permitted.

Primary occupancy

You must intend to occupy the property as your primary residence. Second homes and investment properties are not eligible under Home Possible.

LTV on after-improved value

Purchase and no-cash-out refi allow up to 97% LTV (3% down) for eligible Home Possible borrowers, subject to the after-improved appraisal and repair caps.

Renovation feasibility

Licensed contractor bids, a 15-month completable scope, one general contractor, and five draw inspections must support the after-improved value — not just a wish list.

What Can Disqualify You

  • Income above AMI

Without an underserved-area exception, income above Home Possible AMI limits blocks this combo — though standard Freddie Mac CHOICERenovation® or FHA 203(k) may still work.

  • Non-primary occupancy

Second-home or investment intent requires standard Freddie Mac CHOICERenovation®, not this Home Possible combo.

  • LPA Caution or manual-only file

Manual underwriting is not permitted. Files that cannot reach LPA Accept need a different program or stronger compensating factors.

  • Unrealistic renovation scope

Repair costs above 75%/50% caps, incomplete contractor bids, or a timeline that cannot finish in 15 months can stop approval even when borrower income qualifies.

Frequently Asked Questions

What credit score do I need for Home Possible Freddie Mac CHOICERenovation®?

Home Possible Freddie Mac CHOICERenovation® follows conventional credit guidelines — many lenders start around 620, but stronger scores unlock better pricing. The file must receive LPA Accept; manual underwriting is not permitted.

Do I have to be a first-time buyer?

No. Home Possible is available to first-time and repeat buyers when income, occupancy, and property rules are met. First-time buyers may need homeownership education when all borrowers are first-time homebuyers.

Can I qualify with high DTI?

Standard conventional DTI limits apply — often up to 45% with strong compensating factors, sometimes higher with LPA Accept. The fully amortizing payment including PMI, taxes, insurance, and rehab escrow counts toward DTI.

What if my income is above the AMI limit?

If you exceed Home Possible AMI limits (and no underserved-area exception applies), compare standard Freddie Mac CHOICERenovation® at 95% LTV, HomeReady HomeStyle, FHA 203(k), or other programs. Ryan and Steve screen AMI before you shop distressed listings.
