HomeReady Guide

What Documents Are Required for a HomeReady® Loan?

Plan on a standard conventional income, asset, and credit package — plus AMI documentation and, on many 3% down files, an approved homebuyer education certificate.

Conventional Docs — With HomeReady Add-Ons

HomeReady does not invent a separate paperwork universe. Underwriters still verify who you are, what you earn, what you have in the bank, and that the property qualifies as a primary residence.

What is unique is the AMI check: your file must show household income within the program’s income-limit framework for the property’s location. High-LTV purchases also commonly require homebuyer education proof.

Ryan and Steve send a tailored checklist on day one — including gift, boarder, non-occupant co-borrower, or VLIP extras when those apply — so clear-to-close is not waiting on a missing statement.

Core Checklist

Start collecting these before you write an offer.

Income package

30 days of paystubs, two years of W-2s (or tax returns if self-employed), and year-to-date proof of overtime, bonus, or commission when you want those dollars to count.

Asset package

Typically two months of bank or investment statements showing down payment, closing costs, and any reserves — with large deposits explained.

Identity & credit

Government photo ID, Social Security verification, and authorization for the credit pull that prices and underwrites your file.

Property & contract

Purchase agreement, earnest money proof, HOA docs for condos, and appraisal access — same as any conventional purchase.

HomeReady-Specific Extras

These are the items that most often surprise first-time HomeReady borrowers.

Frequently Asked Questions

What documents are required for a HomeReady loan?

Expect the same core package as other conventional loans: income (paystubs, W-2s or tax returns), assets (recent bank statements), photo ID, credit authorization, and purchase-contract or refinance items. High-LTV files often also need a homebuyer education certificate.

Do I need extra docs because of AMI limits?

Underwriters still need a complete income picture to confirm household income is at or below the applicable AMI limit. That can mean documenting all qualifying household income sources — not just your primary W-2.

What if I use gift funds or boarder income?

Gift letters, donor ability, and transfer trails apply as usual. Boarder income typically needs a lease or rental agreement and evidence of shared residency — we collect those early so they do not stall underwriting.

When should I upload everything?

Within the first few days after application or contract. Late documents are the most common reason HomeReady closings slip — especially education certificates on 3% down files.

Want Your Exact HomeReady Document List?

Ryan & Steve will send a tailored checklist for your income type, down payment, and any gift, boarder, or grant layers — so nothing stalls underwriting.
