Ready for a Contractor-Led Rehab on 3% Down?
No — financed work under HomeReady® HomeStyle® must be completed by licensed contractors. The program uses one general contractor (specialty trades as needed), five draws plus final inspection (1004D), and a 15-month completion window. DIY is not part of the renovation escrow.
HomeStyle renovation dollars sit in escrow after closing. The lender releases funds when inspections confirm work matches approved bids — with a 10% holdback per draw and up to 50% materials advance before construction begins (subject to lender requirements).
That model breaks if the borrower is both the recipient and the unverified labor source. Appraisers also need credible contractor scopes to value after-improved condition. Verbal DIY plans do not support DU Approve/Eligible underwriting or the draw schedule.
