HomeReady HomeStyle Guide

What Documents Are Required?

Expect a conventional income and asset package, HomeReady AMI and occupancy documentation, plus renovation extras: contractor bids, licensing, insurance, and a scope that supports after-improved value within the 75%/50% repair caps. Having the rehab stack ready is what separates a fast close from a stalled one.

Core Checklist

Four buckets every HomeReady HomeStyle file usually covers.

01

Income & credit

Pay stubs, W-2s or tax returns, ID, credit authorization, and AMI income worksheets for HomeReady.

02

Assets & gifts

Bank statements, gift letters if used, DPA award letters, and reserves when required.

03

Property & occupancy

Purchase agreement or limited cash-out refi docs, primary-residence attestation, insurance quotes.

04

Rehab package

One GC bid plus specialty bids, contractor insurance, scope of work, contingency, and permits or plans when required.

Why the Rehab Stack Matters

HomeReady HomeStyle sizes the loan on after-improved value and must clear DU Approve/Eligible — manual underwriting is not permitted. Vague scopes, missing insurance, or bids that blow the 75% (or 50% manufactured) repair cap stall the file even when income looks fine.

Consultant states (Alaska, California, Hawaii, New York) may add renovation consultant write-ups. Everywhere else you still need draw-ready bids that support five inspections plus final 1004D within 15 months.

Ryan and Steve send a personalized checklist so AMI docs, education certificates, and contractor packages land together — not in three separate fire drills.

Situation-Specific Add-Ons

Boarder / roommate income

Lease or canceled-check history when rent helps qualify (typically capped around 30% of qualifying income).

Down payment assistance

Award letters and stacking worksheets for VLIP, IHCDA, Chenoa, or other DPA layered with gifts.

Manufactured homes

Foundation, title, and multiwide eligibility docs plus the tighter 50% renovation cap math.

Uninhabitable during rehab

Budget support for up to 6 months financed PITI when the home cannot be occupied.

Frequently Asked Questions

Do I need contractor bids before I apply?

You can start pre-approval with income, assets, and credit first. For a full HomeReady HomeStyle commitment that includes rehab dollars, underwriters need licensed contractor bids and a clear scope that matches the after-improved appraisal and repair caps.

What HomeReady-specific documents are required?

Expect income documentation for AMI screening (~80% Area Median Income unless in an eligible census tract), occupancy attestation for primary residence, and homeownership education certificates when required for first-time buyers.

What contractor paperwork is required?

Licensing, insurance certificates, signed line-item bids, and sometimes permits or plans for structural work. One GC plus specialty packages that still add up to one coherent scope.

Are tax returns always required?

W-2 wage earners often qualify with pay stubs and W-2s. Self-employed borrowers typically need tax returns and year-to-date profit-and-loss. Boarder income needs leases or canceled checks when used to qualify.
