HomeReady HomeStyle Guide

Who Qualifies for a HomeReady® HomeStyle® Renovation Loan?

Qualification layers HomeReady affordable-housing rules on top of HomeStyle renovation underwriting — primary-residence only, DU Approve/Eligible required, income generally at or below ~80% AMI, plus conventional credit, assets, and a feasible renovation plan sized on after-improved value.

The Five Qualification Pillars

Underwriters evaluate the borrower, HomeReady AMI eligibility, and the renovation plan together.

HomeReady income limits

Qualifying income is generally capped at ~80% of Area Median Income for the property county, unless the home sits in an eligible census tract without an income cap.

Credit & DU approval

Conventional credit standards apply — typically 620+ for many lenders. Desktop Underwriter must return Approve/Eligible; manual underwriting is not permitted.

Primary occupancy

You must intend to occupy the property as your primary residence. Second homes and investment properties are not eligible under HomeReady.

LTV on after-improved value

Purchase and limited cash-out refi allow up to 97% LTV (3% down) for eligible HomeReady borrowers, subject to the after-improved appraisal and repair caps.

Renovation feasibility

Licensed contractor bids, a 15-month completable scope, one general contractor, and draw inspections must support the after-improved value — not just a wish list.

What Can Disqualify You

  • Income above AMI

Without a census-tract exception, income above ~80% AMI blocks HomeReady — though standard HomeStyle or FHA 203(k) may still work.

  • Non-primary occupancy

Second-home or investment intent requires standard HomeStyle, not this HomeReady combo.

  • DU Refer or manual-only file

Manual underwriting is not permitted. Files that cannot reach DU Approve/Eligible need a different program or stronger compensating factors.

  • Unrealistic renovation scope

Repair costs above 75%/50% caps, incomplete contractor bids, or a timeline that cannot finish in 15 months can stop approval even when borrower income qualifies.

Frequently Asked Questions

What credit score do I need for HomeReady HomeStyle?

HomeReady HomeStyle follows conventional credit guidelines — many lenders start around 620, but stronger scores unlock better pricing. The file must receive DU Approve/Eligible; manual underwriting is not permitted.

Do I have to be a first-time buyer?

No. HomeReady is available to first-time and repeat buyers when income, occupancy, and property rules are met. First-time buyers may need homeownership education.

Can I qualify with high DTI?

Standard conventional DTI limits apply — often up to 45% with strong compensating factors, sometimes higher with DU approval. The fully amortizing payment including PMI, taxes, and insurance counts toward DTI.

What if my income is above the AMI limit?

If you exceed ~80% AMI (and no census-tract exception applies), compare standard HomeStyle at 95% LTV, FHA 203(k), or other programs. Ryan and Steve screen AMI before you shop distressed listings.
