Owned Before? You May Still Qualify
No. HomeReady® HomeStyle® is not limited to first-time buyers. Repeat buyers can purchase or refinance a primary residence, finance renovations into one mortgage, and still access as little as 3% down when AMI, DU Approve/Eligible, and HomeReady guidelines are met.
A common myth is that any HomeReady product is only for buyers who have never owned a home. Fannie Mae designed HomeReady around income eligibility — typically at or below ~80% of Area Median Income — not first-time status. Pairing it with HomeStyle renovation does not change that rule.
If you previously owned a home, sold, or still own another property, you may still qualify for HomeReady HomeStyle on a primary-residence purchase or limited cash-out refinance when income, occupancy, and DU Approve/Eligible requirements are met. The 3% down feature and reduced, cancellable PMI remain available to eligible repeat buyers.
