Want a Pool or Premium Finishes on 3% Down?
Yes. HomeReady® HomeStyle® follows HomeStyle renovation rules on scope — including swimming pools and higher-end finishes — while still offering HomeReady's 3% down and affordable-housing features for primary-residence buyers who meet AMI and DU Approve/Eligible requirements.
HomeReady screens income and occupancy — typically ~80% AMI and primary residence only. It does not force a builder-grade scope. Once you qualify, HomeStyle renovation mechanics govern what can sit in the escrow, including luxury improvements that FHA 203(k) often blocks.
Swimming pools are explicitly allowed. High-end kitchens, baths, landscaping, and other value-adding upgrades can be financed when contractor bids, permits, and the as-completed appraisal support them — and when total renovation costs stay within the 75% purchase repair cap (50% for manufactured homes).
Ryan and Steve weigh luxury line items against after-improved value so you do not blow the repair cap or create a shortfall at closing.
