Multi-Unit
No. HomeReady® HomeStyle® is limited to 1-unit primary residences — including eligible multiwide manufactured homes and PUDs. Duplexes, triplexes, and fourplexes are not eligible under this combo, even if you plan to occupy one unit.
The HomeReady HomeStyle matrix pairs HomeReady affordable-housing features (3% down, ~80% AMI, cancellable PMI) with HomeStyle renovation mechanics — but property eligibility for this combo is narrowly defined: 1-unit primary residence, eligible manufactured homes, and PUDs.
Standalone HomeReady can finance 2–4 unit owner-occupied purchases, and standard HomeStyle can cover multi-unit rehabs when occupancy and LTV rules are met. Those are different product paths than this specific HomeReady + HomeStyle renovation combo.
Ryan and Steve will tell you quickly whether your duplex needs standard HomeStyle, FHA 203(k), or a HomeReady purchase without renovation — instead of forcing a program that cannot clear underwriting.
If your goal is a duplex or fourplex with renovations, these alternatives usually fit better.
Property-type guides and multi-unit alternatives.
Ryan & Steve will route you to standard HomeStyle, FHA 203(k), or HomeReady — not a combo that cannot clear for multi-unit.
