What Is the Fannie Mae HomeReady® Loan Program?

HomeReady® is Fannie Mae’s affordable conventional mortgage for income-eligible buyers — as little as 3% down, flexible income sources, and cancellable PMI so you can stay conventional instead of defaulting to FHA.

Affordable Conventional — Not Government-Insured

HomeReady is a Fannie Mae conventional loan designed for households whose income is typically at or below 80% of Area Median Income for the property location. It is originated by lenders like Luminate Bank, then sold into the conventional secondary market — not insured by FHA, VA, or USDA.

That structure matters for cost. You can put as little as 3% down, use boarder or ADU income when documented, and cancel private mortgage insurance once you reach the equity milestones — unlike most FHA loans where MIP lasts for the life of the loan when you put less than 10% down.

Ryan and Steve screen your AMI, credit, and VLIP grant eligibility before you write an offer so you know whether HomeReady, FHA, or another program is the smarter path.

What Makes HomeReady Different

Four features that separate HomeReady from a standard conventional purchase.

Low cash to close

As little as 3% down keeps more money in reserves after you get the keys — gift funds and DPA can reduce cash further.

Cancellable PMI

Private mortgage insurance can cancel at 20% equity and must automatically terminate at 78% of original value on a qualifying amortization path.

Flexible income

Boarder rent, accessory unit income, overtime, part-time pay, and non-occupant co-borrowers can strengthen a file when documented.

Grant stacking

Eligible Indiana buyers can pair HomeReady with a $2,500 VLIP credit — and we still compare IHCDA, Chenoa, and Luminate Path.

HomeReady vs. Other Paths

Frequently Asked Questions

Is HomeReady the same as a regular conventional loan?

HomeReady is a Fannie Mae conventional mortgage with affordable overlays — lower down payment, flexible income, and AMI limits. It still closes as a conventional loan with cancellable PMI, not an FHA, VA, or USDA product.

Can HomeReady be used for refinance?

Yes. HomeReady supports purchase and limited cash-out or rate-and-term refinance scenarios when income, occupancy, and equity guidelines are met. Ryan and Steve confirm which refinance path fits your file.

Does HomeReady require homebuyer education?

Homebuyer education is typically required when the loan-to-value ratio exceeds 95% (for example, a 3% down purchase). We tell you early if a course is needed for your scenario.

Can HomeReady pair with grants?

Yes. Eligible Indiana first-time buyers at or below 50% AMI can often stack a $2,500 VLIP credit with HomeReady through February 28, 2027. We also compare IHCDA, Chenoa, and Luminate Path.
