HomeReady® HomeStyle® rehab dollars sit in escrow after closing and release to contractors across five draws plus a final 1004D inspection — with a 10% holdback, contingency reserve, and a 15-month completion clock. Not a lump sum for you to manage alone.

Beyond labor and materials, HomeReady HomeStyle escrow may cover architectural and engineering fees, third-party construction management, five draw inspections, final inspection (1004D), permit fees, title updates, contingency reserve, draw administration fee, and up to 6 months of PITI if the home is uninhabitable.
Repair caps still apply: renovation costs cannot exceed 75% of the lesser of purchase price plus renovations or as-completed value — and 50% of as-completed value on manufactured homes. Change orders need lender approval before extra dollars leave escrow.
