HomeReady HomeStyle Guide

How Does HomeReady® HomeStyle® Compare to FHA 203(k)?

Both combine purchase (or refinance) with rehab into one mortgage on a primary residence. HomeReady HomeStyle is conventional — 3% down for eligible borrowers, cancellable PMI, pools allowed, DU Approve/Eligible only. FHA 203(k) can fit thinner credit with FHA MIP tradeoffs.

When Each Program Usually Wins

Choose HomeReady HomeStyle when you meet HomeReady income rules, want 3% down with cancellable PMI, need pools or broader finishes, and can get DU Approve/Eligible on a 1-unit primary.

Choose FHA 203(k) when credit is recovering, FHA underwriting is the clearer path, or you need a multi-unit primary that this combo cannot finance.

Ryan and Steve quote both paths on the same property so you see payment, MI cost, AMI fit, and rehab flexibility side by side — not marketing slogans.

Four Decision Questions

Do you meet HomeReady income rules?

If household income is generally at or under ~80% AMI (or you are in an eligible census tract), the combo unlocks 3% down rehab.

How is your credit and DU result?

HomeReady HomeStyle needs DU Approve/Eligible — no manual underwriting. Thinner credit often lands on FHA 203(k).

What is in the scope?

Pools, room additions, and higher-end finishes lean HomeReady HomeStyle. Essential repairs lean either — with HUD rules on 203(k).

How long will MI last?

Model cancellable PMI vs lifetime FHA MIP before you pick on monthly payment alone.

Frequently Asked Questions

Which is better — HomeReady HomeStyle or FHA 203(k)?

Neither is universally better. HomeReady HomeStyle often wins on 3% down with cancellable PMI, pools, and HomeReady income/AMI benefits for primary residences. FHA 203(k) can win on thinner credit and FHA underwriting flexibility. Ryan and Steve run both against your file.

Can HomeReady HomeStyle finance a second home or investment?

No. Under this combo, occupancy is primary residence only — same primary-only rule as FHA 203(k). Standard HomeStyle (without HomeReady) can cover second homes and investments when guidelines allow.

Are swimming pools allowed on both?

Pools are allowed on HomeReady HomeStyle. FHA 203(k) excludes swimming pools from the financed scope.

Is mortgage insurance different?

Yes. HomeReady HomeStyle uses conventional PMI (often with reduced coverage for eligible HomeReady borrowers) that can cancel with enough equity. FHA MIP often lasts for the life of the loan when you put less than 10% down.
