This combo fits when you qualify for HomeReady, need a 1-unit primary residence, and want purchase (or limited cash-out refinance) plus rehab in one conventional loan — often with 3% down and cancellable PMI. It is not the only renovation path; FHA 203(k) or standard HomeStyle may win on your numbers.

If credit is recovering or DU Approve/Eligible is unlikely, FHA 203(k) may clear underwriting more easily — even with MIP tradeoffs. If you need a duplex, triplex, or fourplex, this combo is not eligible; look at FHA or standard HomeStyle paths that allow multi-unit.
