VA loans skip PMI: a real advantage for veterans today

Most loan programs make you pay for private mortgage insurance when your down payment is small. VA loans don't. That single difference can save veterans hundreds of dollars every month, and it's one of the most overlooked benefits in the entire mortgage market.
VA loans are backed by the Department of Veterans Affairs and designed for active-duty service members, veterans, and eligible surviving spouses. The VA doesn't lend money directly; instead, it guarantees a portion of the loan, which shifts risk away from the lender. Because the lender is already protected by that guarantee, there's no need for the borrower to carry private mortgage insurance, whether the down payment is 5%, 3%, or zero. A conventional borrower putting down less than 20% would typically pay PMI until reaching that threshold, while a VA borrower skips that step entirely.
The savings add up faster than most people expect. PMI on a conventional loan is a recurring charge that goes to the insurance company rather than building equity, often running into the hundreds of dollars per month on a mid-sized mortgage until you reach the threshold where it drops off. With a VA loan, that money stays in your pocket. The trade-off is a VA funding fee, which most borrowers roll into the loan. The funding fee is a one-time cost, not a recurring monthly charge, and it can be waived entirely for veterans with a service-connected disability.
Eligibility is the first thing to confirm. You'll need a valid Certificate of Eligibility (COE), which your loan officer can help you pull, and the property has to meet VA standards including a clean appraisal and primary-residence requirement. VA loans can be used for purchases, refinances, and in some cases renovations. Rates on VA loans are competitive with other government programs, and because there's no PMI layered on top, the total monthly payment is often lower than a comparable conventional loan with a small down payment.
The no-PMI feature alone makes VA loans worth a serious look for anyone who qualifies. It's a benefit earned through service, and it puts real money back in your budget every single month.
