What Is a Jumbo Reverse Mortgage?
Proprietary jumbo reverse mortgages can unlock more equity on higher-value homes than FHA HECM lending limits allow — with different costs, features, and lender rules.
A HECM uses FHA’s maximum claim amount as a ceiling on the home value counted toward the principal limit. On expensive properties, that cap can leave substantial equity untapped even when age and rates look favorable.
Jumbo or proprietary reverse mortgages are private products designed for higher-value homes. They are not FHA-insured like a HECM, so fee structures (including the absence of FHA MIP on many products), credit-line features, age minimums, and property rules follow the lender’s guidelines instead of the HECM handbook alone.
